These Terms of Use ("Terms") are a binding agreement between you and Flores Properties LLC, a Georgia-based, self-funded real estate acquisition and renovation company ("Flores Properties," "the Company," "we," "us," or "our"), governing your access to and use of floresproperties.co and any related pages, forms, or tools we operate (together, the "Site"). Please read these Terms carefully. By accessing or using the Site — including by submitting any form on it — you agree to be bound by these Terms and by our Privacy Policy, which is incorporated into these Terms by reference. If you do not agree to these Terms, please do not use the Site.
By accessing, browsing, or using the Site in any way — including simply viewing property listings, submitting a form, requesting a showing, or requesting a rental application — you confirm that you have read, understood, and agree to be bound by these Terms and our Privacy Policy. If you are using the Site on behalf of another person or an entity, you represent that you have the authority to bind that person or entity to these Terms.
The Site is intended for use by individuals who are at least 18 years old and legally capable of entering into binding contracts under Georgia law. By using the Site, you represent that you meet this requirement. The Site is not directed to children, and we do not knowingly collect information from anyone under 18.
Any information you submit through the Site must be truthful and accurate to the best of your knowledge. Submitting false, misleading, or fraudulent information — about a property you're offering or your identity — is a violation of these Terms and may result in your Submission being disregarded.
Flores Properties directly acquires distressed, dilapidated, or undervalued residential properties in Georgia using our own capital, renovates them using our own management and crews, and resells or rents the completed homes. We do not operate as a real estate brokerage, do not act as an agent on your behalf, and do not rely on outside financing, wholesalers, or intermediaries to acquire property.
The Site exists to give visitors information about properties we currently have available, properties we have completed in the past, and simple ways to reach us — whether you're looking to sell a property to us for cash, rent one of our available homes, or pay rent on a home you already lease from us. The Site itself does not execute any purchase, sale, or lease; those transactions happen through separate, signed agreements outside of the Site.
Property details on the Site — including square footage, bedroom and bathroom counts, year built, condition, price, rent amount, and availability — are believed accurate as of the date posted but are not guaranteed and are subject to change without notice. A property may sell, rent, or be taken off the market at any time, including before this Site is updated to reflect that change. Photos and videos are representative of the property at the time they were taken and may not reflect the property's current condition.
If you are considering a purchase or rental, we encourage you to independently verify any information that matters to your decision, including through your own inspection and, where appropriate, your own licensed professionals.
Homes built before 1978 may contain lead-based paint. As required by the federal Residential Lead-Based Paint Hazard Reduction Act and its implementing regulations, we provide the required Lead Warning Statement disclosure and the EPA's "Protect Your Family From Lead in Your Home" pamphlet to any buyer or tenant before a sale contract or lease is signed for those properties. That disclosure happens in the transaction paperwork itself — not on this Site — and applies regardless of anything stated or omitted on a listing page.

When you submit a form on the Site — a cash-offer inquiry, a showing request, a request for a rental application, or a property-specific inquiry — you are sending that information directly to Flores Properties for the purpose stated on that form. Submitting a form does not create any contractual relationship between you and Flores Properties; it simply starts a conversation.
By submitting a phone number through any form on the Site, you agree that Flores Properties may call or text you about your inquiry, including through an autodialer or pre-recorded message, consistent with the Telephone Consumer Protection Act. Standard message and data rates may apply. Consent to receive calls or texts is not a condition of doing business with us; you're always welcome to reach us by email instead. Submitting an inquiry, cash-offer request, showing request, or request for a rental application through the Site does not guarantee that we will reach any specific outcome with you. Any cash offer we make is not final or binding until it is put in writing and signed by both parties. Requesting a rental application through the Site is not itself an application.
Where we offer a property for rent, the request form on the Site sends us your contact information so we can provide you with a rental application. The form does not evaluate you and does not produce any decision, and it is not a rental application itself.
Any rental application is handled separately from this Site, in writing, and in accordance with the Fair Housing Act and all applicable federal, state, and local law. Flores Properties LLC is an Equal Housing Opportunity provider.

We reserve the right to disregard any Submission, and to restrict or terminate access to the Site for any user, that we reasonably believe violates this section.
Any testimonials, reviews, or before/after stories we publish on the Site reflect the real, unpaid experiences of actual past clients, shared with their knowledge. We do not fabricate testimonials, pay for endorsements, or generate reviews artificially. Testimonials are individual experiences; results vary based on each property's specific facts and circumstances, and a past result does not guarantee a similar outcome for you.
The Site may link to, embed, or rely on services operated by third parties — for example, our Instagram and TikTok pages, Google Fonts, Netlify (which processes and delivers form submissions), and, where enabled, Google Analytics and Google's Preferred Sources feature. We don't control those third-party services, and their own terms and privacy policies — not this document — govern your use of them. Linking to a third-party site or service is not an endorsement of its content, and we're not responsible for what you find there.
Nothing on the Site constitutes legal, financial, tax, insurance, real estate brokerage, or home-inspection advice, and nothing on the Site should be treated as a substitute for advice from a licensed professional. Before making any decision about buying, selling, renting, or leasing property, we encourage you to consult your own attorney, accountant, financial advisor, or licensed inspector, as appropriate.
The Site, and all Content on it — including text, photographs, video, graphics, the Flores Properties name and logo, and the overall look and design of the Site — is owned by Flores Properties LLC or used with the permission of its owner, and is protected by U.S. copyright, trademark, and other intellectual property laws.
We grant you a limited, revocable, non-exclusive license to view and access the Site and its Content for your own personal, non-commercial use in connection with evaluating our properties or Services. You may not reproduce, distribute, modify, publicly display, republish, or create derivative works from any Content without our prior written permission. If you believe Content on the Site infringes your intellectual property rights, please contact us using the information in Section 21.
The Site and all Content are provided "as is" and "as available," without warranties of any kind, whether express, implied, or statutory, including — to the fullest extent permitted by law — the implied warranties of merchantability, fitness for a particular purpose, title, and non-infringement. We do not warrant that the Site will be uninterrupted, secure, timely, or error-free, that defects will be corrected, or that the Site is free of viruses or other harmful components. Your use of the Site is at your own risk.
To the fullest extent permitted by law, Flores Properties LLC, its owners, employees, and contractors will not be liable for any indirect, incidental, special, consequential, exemplary, or punitive damages, or for any loss of profits, revenue, data, or goodwill, arising out of or relating to your access to or use of — or inability to access or use — the Site or its Content, even if we have been advised of the possibility of such damages.
To the extent any liability is not disclaimed under the preceding paragraph, our total aggregate liability to you for any and all claims arising out of or relating to the Site will not exceed one hundred dollars ($100). Nothing in these Terms limits any liability that cannot be limited or excluded under applicable law.
You agree to indemnify, defend, and hold harmless Flores Properties LLC and its owners, employees, and contractors from and against any claims, liabilities, damages, losses, and expenses, including reasonable attorneys' fees, arising out of or in any way connected with your violation of these Terms, your misuse of the Site, or any Submission you provide that is false, misleading, or infringes the rights of a third party.
These Terms, and any dispute arising out of or relating to the Site or these Terms, are governed by the laws of the State of Georgia, without regard to its conflict-of-laws principles. You agree that any legal action or proceeding relating to the Site or these Terms will be brought exclusively in the state or federal courts located in Muscogee County, Georgia, and you consent to the personal jurisdiction of those courts.
If any provision of these Terms is found by a court of competent jurisdiction to be invalid or unenforceable, that provision will be limited or eliminated to the minimum extent necessary, and the remaining provisions will remain in full force and effect.
Our failure to enforce any right or provision of these Terms will not be considered a waiver of that right or provision.
These Terms, together with our Privacy Policy, constitute the entire agreement between you and Flores Properties LLC regarding your use of the Site, and supersede any prior agreements or understandings on that subject.
We may assign or transfer our rights and obligations under these Terms in connection with a merger, acquisition, sale of assets, or by operation of law. You may not assign or transfer your rights under these Terms without our prior written consent.
We may update these Terms from time to time to reflect changes in our practices, our Services, or applicable law. Changes take effect as soon as they are posted here, and the "Last updated" date at the top of this page will reflect the most recent revision. Your continued use of the Site after a change is posted constitutes your acceptance of the updated Terms.
